CBD Office Leases (AFR)
· New Zealand-based Bledisloe Property Group has found two new tenants for its Sydney CBD offices at 360 Kent Street and 40 King Street.
· Tech group Fusion Labs have secured a three-year lease for 206m² of office space at 40 King Street, Sydney NSW 2000 at a gross annual rent of $1050/m² ($216,300).
· Accounting firm Vital Addition have signed a six-year lease for a 204m² office at 360 Kent Street, Sydney NSW 2000 at a gross annual rent of $1020/m² ($208,080).
Huntingwood Office/Warehouse Lease (AFR)
· Action Smart Group have leased a 4300m² office warehouse for three months at 15 Huntingwood Drive, Huntingwood NSW 2148.
Lidcombe Industrial Lease (AFR)
· Rathdrum Properties have leased a 1325m² industrial property at 44 Boorea Street, Lidcombe NSW 2141 to Green Forest International.
· The three-year term was struck at a net annual rent of $140/m².
Stockland Sell Cammeray Square (AFR)
· Stockland have sold their 4,756m² ‘Cammeray Square’ lifestyle centre on the corner of Miller Street & Amherst Street in Cammeray NSW 2062 for $39.05 million ($8,210.68/m²).
· The centre is a part of a mixed-use development comprising four buildings surrounding a central plaza, with retail tenancies situated on the ground floor, anchored by Harris Farm Markets and an Only About Children childcare centre, plus 15 specialty shops and 5 commercial tenancies.
· The fully leased site has a Weighted Average Lease Expiry (WALE) of 5.8 years by area.
· Property fund manager Fortius was the purchaser with the sale price reflecting a 7% yield.
Geebung Office Warehouse Lease (AFR)
· A 7927m² office/warehouse property at 140-160 Robinson Road, Geebung QLD 4034 has been leased to TLB Timber.
Noosa Retail Lease
· Craft beer business Ze Pickle have opened a bar at a 506m² site at 5 Sunshine Beach Road, Noosa Heads QLD 4567.
· They have signed up to a 10-year lease over the property previously leased to KFC.
Charter Hall Tower Lease (AFR)
· The Australian Federal Police have signed up to an initial 30-year lease as the sole tenant in the new Charter Hall tower at 140 Lonsdale Street, Melbourne VIC 3000.
· The deal is likely to have a net face rent in the range of $550/m², according to industry sources for 16,500m² of office space.
Prahran Lease (AFR)
· Dulux Group will lease a 163m² retail unit at 697-699 High Street, Prahran VIC 3181 for seven years with options at a net annual rent of $90,000 ($552.15/m²).
South Melbourne Office/Warehouse Lease (AFR)
· A 940m² office/warehouse at 45 Brady Street, South Melbourne VIC 3205 has been leased for 10 years by luxury fashion retailer Harrolds at an annual rent of $160,000 ($170.21/m²).
· The existing building offers a net internal area of 556m² with three (3) phase power, significant retail, storage and office areas as well as eleven (11) dedicated parking spaces returning $185,000* p.a. + GST and Outgoings.
