Erskine Park Distribution Centre (AFR)

  • Singapore-based industrial landlord Ascendas-Singbridge has leased out a 21,142m² distribution centre at 2 Tyrone Place, Erskine Park, NSW 2759 in Western Sydney.

  • The centre is being leased for five years at a net annual rent of $122.50/m² ($2,589,895).

  • The property has a 40-metre wide hardstand and truck loading areas designed to accommodate heavy vehicle transport.

Silverwater Commercial Unit Lease (AFR)

  • Security company Southern Cross Protection has leased a 508m² commercial unit at 63-79 Parramatta Road, Silverwater, NSW 2128 from landlord Ringmer Pacific.

  • The unit is being leased at a net annual rent of $300/m² ($152,400) for a 7-year lease.

  • Other tenants at the address include MSS Security, Direct Shoe Warehouse and Vatech Medical.

South-West Sydney Warehouse Leased (AFR)

  • Plus Fitness has leased 898m² of warehouse space at 125 Boundary Road, Peakhurst, NSW 2210 for the purposes of opening a new gym.

  • The agreed terms include a five-year deal at a net annual rent of $200.44/m² ($179,995).

Queensland

Brisbane Industrial Facility Sale (AFR)

  • Centuria Capital has purchased a 13,025m² warehouse facility from Sentinel Property Group at 46-68 Gosport Street, Hemmant, QLD 4174 for $17 million ($1,305/m²).

  • The facilities include 1240m² of office space and sit on a total 4.8-ha site.

  • The partially leased property at 46-68 Gosport Street has been held in the Sentinel Industrial Trust No.5, which acquired the asset for $16 million in 2012.

Victoria

Melbourne CBD Retail Outlet (AFR)

  • Printing business, Print on Collins will open a new outlet at 480 Collins Street, Melbourne, VIC 3000 with a five-year lease of 83m² at a net annual rent of $130,000 ($1,566/m²).

PGIM Purchase New Shopping Centre (AFR)

  • Global asset manager PGIM has parted with $100 million ($4,348/m² NLA) for the purchase of a new homemaker centre known as Craigieburn Junction at 420 Craigieburn Road, Craigieburn, VIC 3064.

  • The centre, that is to open this weekend, was built on a 6.5-hectare site and comprises 23,000m² of net lettable area with more than 60 tenancies, being full leased out.

  • The developer of Craigieburn Junction, Oreana Property Group, acquired the vacant englobo residential sub-division site for $14 million in October 2014 and in 2016 obtained planning approval from Hume Council for a large format retail centre.
