Truganina Distribution Centre Sold (AFR Pg.32)
Charter Hall Group has acquired a 69,074m² Coles distribution centre at Dohertys Road, Truganina for approx $100 million ($1,448/m² of NLA), reflecting a sub-5% yield.
The centre occupies a 159,000m² site and provides opportunity for a further 10,000m² expansion.
The centre was purpose built for Coles in 2012 and is leased until 2032 with a passing nett rent of $5.3 million p.a.
Queensland
Inner City Brisbane Off the Plan Apartment Sales Data (AFR Pg.35)
Industry research indicates off-the-plan apartment sales in Inner City Brisbane decreased 44% to 464 unconditional transactions in Q2, 2016, down from 828 in Q1, 2016 and 1,200 transactions in Q4, 2015.
The weighted average apartment price of $586,315 for inner city Brisbane in June 2016 was down 3% on Q1, 2016.
National
Residential Yields (AFR Pg.34)
Industry research indicates house rental yields tightened in Sydney to 2.9%, and held in Melbourne at 2.8% in July 2016.
Unit rental yields held at 3.9% in Sydney and 4% in Melbourne.
