Sydney residential property update (AFR Pg.57 and SMH Pg.4)
- According to research the median rent for inner Sydney houses increased by 5% in the December quarter, following on from little or no growth during the first 9 months of 2009.
- The median rent for 2 bedroom units in inner Sydney increased by 2% over the quarter.
- The median rent for 2 bedroom houses in the outer ring rose 12% over the year whilst 3 bedroom houses recorded a 9.4% increase.
- The median rent for 3 bedroom houses rose in Campbelltown (9.7%), Camden (9.1%), Liverpool (8.7%) and Penrith (8.5%).
- Over the past 5 years the median rent for 3 bedroom houses in the outer ring have risen 46%.
- Sale prices also increased the greatest in the middle (7.3%) and outer rings (6.3%) compared with the inner ring (4.7%).

Mirvac development update (AFR Pg.54)
- Mirvac has sold the first stages of 2 housing projects in Sydney’s Coogee and Melbourne’s Albert Park via marketing to Mirvac’s VIP list.
- The 50 properties had an average sale price of $1.5 million.
